This is how the results are calculated
Total cost is the price of the property plus purchase tax, attorney, brokerage, renovation, appraisals and financing costs. Self-investment is the equity plus all associated costs. The return is calculated using the Spitzer method.
Gross yield is the annual rent divided by the price of the property. Net return subtracts empty months, maintenance, insurance and annual expenses and divides total ownership. The flow also reduces the mortgage payments. The conservative scenario reduces the rent, adds empty months and recalculates the repayment according to the added interest entered.
The calculation does not include tax on rent, increase in value, indexation, depreciation, property tax in empty periods, repayment fee or any expense that has not been entered. Taxation must be checked against The Tax Authority and financing terms vs Bank of Israel.
